Welcome to the Stonehouse Owners Foundation (SOF), the master-planned property owners association governing our exceptional community in Toano, Virginia. Situated in the heart of historic James City County just minutes outside of Williamsburg, Stonehouse is a premier neighborhood master-planned for single-family homes, cottages, and villas.
Our foundation is built on a shared commitment to community connection, natural preservation, and long-term property excellence.
Our Mission Statement
The Stonehouse Owners Foundation operates with a clear, direct purpose:
- Safeguard the Interests of Our Members: Actively protect and advocate for the rights, safety, and well-being of all community residents.
- Preserve Neighborhood Attractiveness: Maintain the pristine presentation of our unique natural landscapes and shared common architectural structures.
- Maintain & Enhance Property Values: Combine responsible structural guidelines with high-tier amenities to ensure strong community investments.
- Provide Fiscally Responsible Governance: Deliver community leadership that is fully accountable, transparent, and legally sound.
Our History & Community Framework
Established in the early 2000s, the master-planned unit development of Stonehouse encompasses hundreds of households spread across distinct neighborhood sections—including the Manor, the Ridge, the Glen, Briarhill Way, the Townes, and the Reflections.
The neighborhood balances the peaceful seclusion of wood-lined trails and tranquil water features with convenient connectivity to Interstate 64, offering easy commutes to both Richmond and the Hampton Roads region.

🏌️♂️ Nearby Public Partners
Nestled directly within our community master plan sits the acclaimed Stonehouse Golf Club. Please note that both the golf course and the Stonehouse Grill located on-site operate as a semi-private, fully public facility. They are wonderful local spots for golf rounds and dining right in our backyard, welcoming both Stonehouse residents and the general public alike!
⚖️ Foundation Governance & Leadership
The Stonehouse Owners Foundation transitions away from developer control into a fully resident-led Board of Directors. The Board works in tandem with our standing resident groups (such as the Social Committee, Landscaping Committee, and Stonehouse SEAT) to review community budgets, manage contract schedules, and direct property improvements.
For day-to-day operations, financial bookkeeping, assessment collections, and covenant inspections, the Board employs Chesapeake Bay Management, Inc. (CBM) as our professional administrative partner. CBM represents the primary touchpoint for structural property review requests and standard membership inquiries.
